Marrano/Marc Equity is grand opening a new townhome in the final phase of Lancaster’s Central Square community.

Located at 36 Denton Dr. off Pleasant View Drive, the open floor plan showcases 1,529 square feet of living space with two bedrooms, two bathrooms and a loft on the second level.

“This new design is being introduced to meet the diverse needs of our customers,” said James Grant, chief financial officer at Marrano. “The expanded layout reconfigures our two-story plan to provide more living and dining space for larger family gatherings and entertaining.”

A recessed, covered front porch leads to a two-story foyer and the open staircase to the second floor.

Hardwood flooring in the foyer and hallway extends back to the central dining area and then to the family room.

Positioned across the entire rear of the home, the family room shows a vaulted ceiling and sliding glass doors, which add to the bright, airy layout.

The kitchen showcases the latest design trends with painted cabinets, custom ceramic tile and glass backsplash, granite countertops and stainless-steel appliances. The L–shaped kitchen work area is complemented by a peninsula counter that separates the kitchen from the dinette.

Additional design space allows for a powder room off the entry hallway, a pantry in the kitchen and two closets (one is a walk-in) on the main level. The basement is entered from  the central hallway.

“Other floor plans are available for viewing including designs ‘right-sized’ for small families or singles,” noted Grant.

Central Square Townhomes include full basements, one-car attached garages and concrete wall construction for soundproofing. Brand name finishing products include such items as Pella low-E glass windows, Homecrest cabinets, Whirlpool appliances and Kohler plumbing fixtures.

Prices start in the $180’s and expanded layouts start in the $220’s. There is also the tax benefit of condominium status.

The community features walking paths, a gazebo/park and diverse residential neighborhoods for walking or biking. Central Square Townhomes also is pet-friendly.

The clubhouse and in-ground pool are central features of the private use of the townhouse community residents.

It lives up to its names by being centrally located in Western New York as residents enjoy a rural setting with close proximity to restaurants, shopping and everyday services. Main transportation routes easily connect to the airport and downtown Buffalo.

A community center is available for private parties, and the in-ground pool is for the exclusive use by townhouse residents. Townhome maintenance services are provided by an association — so lawn care, snow removal, trash services and community care are no longer a worry.

The decorated model/sales center at 36 Denton Dr. is open from 1 to 5 p.m. Saturday through Wednesday. To visit, take Pleasant View Drive east of Central Avenue and enter Central Square, turn left then right to the model.
