It was just eight month ago that Rane Management introduced The Fairways at Lancaster, its newest active-adult community at 5352 Genesee St. east of Transit Road near Harris Hill Road in Bowmansville.

Then, the clubhouse and leasing office were up, the first model was open for viewing and the first residents were moving in.

Today, the upscale rental community features 76 units in four-unit buildings along quiet winding streets. Approximately half of the villas are occupied, and full residency is anticipated by this time next year, noted Liz Woodard, property manager.

Residents have a choice of two-bedroom, two-bath ranch designs with one- or two-car attached garages. These villas live like a single-family homes with private entrances (with no steps-up) and covered verandas at the rear of the home.

The villas present open floor plans with 10-foot ceiling height, hard-surface flooring in the public areas and carpeting the bedrooms.

Kitchens feature granite countertops, a sit-at breakfast bar, stainless-steel appliances and a pantry.


Some other standard amenities include a gas-burning corner fireplace in the living room, a step-in shower in the main bath, and full-size in-unit washer and dryer.


Leasing rates for the two-bedroom, two-bath apartments start at $1,795 for the 1,255-square-foot unit with a one-car garage and at $2,099 for the 1,325-square-foot unit with a two-car garage.

The “Fairways” in the community’s name comes from the private, three-hole golf course that makes up a portion of the community.

“Because each hole has three different tee boxes, the course could be played as a nine-hole course,” added Woodard. A putting green will be added in the spring.

In the summer, find a relaxed setting with a heated in-ground swimming pool with sun deck. In the fall, the fire pit adjacent to the clubhouse is a gathering place.

The state-of-the-art fitness center is open 24 hours for residents’ convenience. A nature trail is ideal for walking — and cat and small dogs are allowed.


Residents may also socialize at the clubhouse with its large screen TVs, a fireplace and a fully equipped kitchen. The clubhouse may be rented for gatherings and special occasions, Woodard said.


“Fairways is eager to welcome community members in for a tour and is planning its first ever “Winter Fest” from 11 a.m. to 3 p.m. Jan. 22. Local vendors, live music and lots of fun are promised during this event,” she said.

Fairways at Lancaster is close to the major transportation routes, the New York State Thruway and the Buffalo Niagara International Airport. Its central location provides convenient amenities and outdoor activities with dozens of nearby dining, entertainment and shopping choices.
